The majority of the 278.27 acres is well maintained river bottom studded with over 2000 mature pecan trees and approximately 60 acres under tillage. The pecan trees have produced up to 100,000 lbs. of pecans with irrigation and 40,000 lbs. without irrigation. The tillable acreage has been used for a variety of different crops including corn, wheat, and triticale. This area could also used for hay production to provide winter forage for livestock. The total acreage could support approximately 50 cow/calf pairs. The current owner leases all the agricultural production with no monetary input on their part which results in a good amount of profit. As you leave the river bottom to the west one finds a gentle upslope to the farmhouse which is about 60’ above the bottomland. This area has many majestic Live Oaks scattered about on this hilltop. The Live Oaks surrounding the house provide a great balance of beauty and protection from the county road. The home site is fenced out of the remainder of the property making easy access to the house without opening a gate. There is approximately 5100’ of frontage along CR 360 with multiple gates to access the property.
While the agricultural production impacts the property there is still ample cover for wildlife. The river serves as a natural travel corridor for wildlife as well. Whitetail Deer, Turkey, and feral hogs are frequently observed on the property. The current owner has purposely not hunted deer on the property but has certainly tried to manage the hog population. For the buyer interested in deer hunting there are several good areas to set up blinds and feeders.
Pecan trees are certainly the dominant tree species however other species on the property include Live Oak, Burr Oak, Red Oak, Cottonwood, American Elm, Cedar Elm, Hackberry and Mesquite. The grass layer is primarily comprised of improved grasses with a few natives making up the remainder. The primary soil types include Lamkin Clay Loam, Frio Clay Loam, and Deleon Clay.
The property has over 2 miles of combined frontage the Leon River (6,500ft) and the South Leon River (6,900ft). The Leon River has year-round flow regulated by the dam at Lake Proctor. There are many deep pools which serve as great fishing holes. The South Leon River is best described as a wet weather stream with periods of flow following sufficient rainfall events.
In addition to the rivers, there is slough that runs through bottom land which is dammed on the lower end. At full capacity this slough has 6 acres of surface area. The owner reports great duck hunting on this slough. While runoff can easily fill this slough, the previous owner also used it as a reservoir for irrigation water pumped from the river. There are also 3 small stock ponds to service the hoof stock.
The farmhouse is supplied by a nearby water well with a submersible pump and pressure tank. A well log could not be located but nearby well logs indicate shallow (100 ft or less) and plentiful ground water.
The property has 7 adjudicated acre-feet of pumping rights with an additional 40 acre-feet available through the North Leon Irrigation Corporation.
The 1388 sq ft farmhouse was built in 1902 but has been remodeled and updated while still retaining some of its original charm such as hardwood floors, fireplace, and tin roof. New windows, flooring, and kitchen cabinets were included in the project. Officially a 1 bed/ 1 bath, there are also two compact bunk rooms each with two single beds for additional guests.
